Architectural Control Committee

Building Materials

• Must be approved by ACC
• Masonry Exteriors
• Architectural Quality Asphalt, Composition, Masonry, Slate, or Tile Shingles
• Colors to be approved by ACC
• Brick color cannot be the same as any other house within 3 lots to either side
• Front elevation cannot match any other house within 5 lots to either side

Square footage (finished living area)

• Single level homes — 1900 sq. ft.
• Walkout or two story homes — 2500 sq. ft.

Fences/Walls/Privacy Screens

• Must be approved by ACC
• Adjoining or within 10’ of Common Areas
• Limited to approved wrought iron fencing, 4 foot in height
• General fencing
• Maximum height 6 foot, shadow box design
• Materials and paint or stain color must be consistent with home
• Must be located even with or behind back of the building

Landscaping

• Must include one 2-3" dia. deciduous trees in front and one 2-3" dia. trees in back
• Hydroseed and install sprinklers or install sod within 30 days of building completion

Basketball and Soccer goals may not be attached to the house

Swimming pools must be below grade and behind the house

Animals

• maximum 3 per household
• outdoor shelters must be kept behind the rear of the building
• noise to be limited

Parking is limited to driveways and garages, and garage doors should remain closed

Mailboxes will be required to conform to subdivision standards, see construction guidelines

Trash Collection will be handled by HOA

HOA annual dues $250, (subject to change)
